Most real estate deals are funded by the bank, the bank is funded from savings accounts, the savings accounts are funded by you. So who shares profits, and how much?

In the traditional real estate deal, the bank shares profits with the property owner and gives very little back to the account holder. Sheath village will use blockchain technology to allow for investment into real estate deals with the same money we all put in to our savings account. What type of properties are we looking for?

We are looking for vacant land or land that can be subdivided into multiple parcels. With multiple parcels we will be able spread our investment and receive wholesale prices on materials and finishes.

How much will we spend on the acquisition?

We have the capabilities to take on full scale commercial development, but we will focus on residential development in our early stages to prove proof of concept. While the price of each development will vary, we have set a max budget of $2.5 million. We believe this will be the maximum needed budget to acquire, build, and outfit a small residential development in most locations across the USA

This particular property was purchased for $200K. This purchase included the structure shown as well as 6 addition Parcels already approved by the county for development.

Documentation for the Property

In this example, this property is being purchased and developed by AKJones Design and Partners. On the next project, We will be developing an LLC for each collection that is launched that will be owned by the NFT Holders.

Plans for this project

This house will be developed into a smart house with state of the art tech and finishes. We have allocated around 150K to put in the renovation of this property. Throughout the design process, we will be reaching out to our holders to offer valuable inputs on the design. The After repair value for this lot will be $600K, so we will need a well thought-out design to get the most out of the property. Once this house is complete we will begin working on the 6 additional lots.

Future Plans

Each additional lot will cost us around $250K to build with the After Repair Value around $600K. Each property will take approximately As each of the 7 properties are finished, they will be sold with an even profit split amongst the holders.

Finalize the Deal

Once the Design is complete, we will be dispersing the profits with all partners, excluding the bank! Each NFT's Metadata will also be updated with the final design we all put together.

Between $150K - $250K of profit will be lost to the bank for the loan interest and closing cost. Many of these cost will be now allocated towards the holder. We will be able to replace the bank with the funding provided through NFT's

What if this was done with NFTs?

For a project of this scale, we will release a total of 10,000 NFTs. Each NFT will cost $160 and would receive $310 back at the end of the project. Along with the profit share, each NFT holder will receive Whitelist status for the following projects.

What happens to the NFT after the property sells?

The metadata for the NFT will be updated to display a slightly altered replica of the final design. This model will be constantly updated with more utilities as Sheath develops more partnerships.

What about Buy and Hold?

In the near future we will be developing a model that will support buying and holding properties with NFTs. This model will allow for users to earn residual income from the property. This system will be supported by a DAO and will be released as we develop as a community!

We have selected a house for the buyer that needs a few updates that we can fit-out to the buyers needs.
